Policies for Stockton at Vacation Rental Pros Deposits and Payments
A non-refundable, $300.00 payment is required on a major credit or debit card at the time of booking your reservation. Acceptable payment methods include check, money order, Visa, MasterCard, Discover, and American Express. Full and final payment of your rent, taxes, and all applicable fees must be received in our office 45 days prior to your arrival. Any bookings made within 45 days require full payment with a credit or debit card at the time of booking. No personal or business checks will be accepted unless received no later than 45 days prior to arrival. Church checks are permitted with approval and tax ID information. Please be sure to write the reservation number on the check for proper credit. Applicable specials or discounts will be applied at the time the reservation is confirmed by a reservation specialist. You will be charged for the unit you have selected based on the information in your rental agreement and The Policies and Procedures document published on our website. Policies and rates are set at the time of booking. Any refunds to credit or debit cards can take up to 10 days to process by issuing bank. Check-In and Check-Out
Check-in begins at 4:00 p.m. and is only allowed for guests with a signed rental agreement. After final payment and receipt of the signed rental agreement, you will be sent your arrival information and an invitation to download our app which will give you the address to the property, directions to the unit, all door codes, WiFi information, alarm codes and other important information that you may need for your reservation. If your property has keys, you must collect your keys upon arrival at the Ponte Vedra Office. Occupancy, Housekeeping, and Amenities
Please limit occupancy to the property maximum and adhere to pet and smoking policies. (ALL PROPERTIES ARE NON-SMOKING). You must be 25 or over to rent a property on our program. In the event of damages or extra cleaning requirements, additional charges may be applied to the responsible party’s card on file. The guest whose credit/debit card is used for the initial reservation deposit is considered the responsible party.
We provide one set of linens for each bed and one set of towels for each occupant the property will sleep. We also provide one roll of bathroom tissue for each bathroom, a small bottle of dish soap, one roll of paper towels in the kitchen, and if the unit contains a washer/dryer, we provide a small bottle of laundry detergent. A fully stocked kitchen with basic kitchen utensils is also provided. In essence, we provide enough to get your vacation started as this is a self-service unit.
We will do everything we can to make sure your property is ready for your stay. It is our mission to provide you the cleanest property in Ponte Vedra so that you will become our guests for a lifetime. In addition, from time to time, appliances, hot tubs, satellite TV, water telephone, internet access, electricity, etc. will break down or malfunction. While we cannot refund any monies due to these issues that may be beyond our control, we will respond as quickly as we can to make repairs and restore amenities.
Because all properties are individually owned, the amenities are subject to change at any time, without prior notification. Depending on the circumstance, a move to a similar property may be necessary. Stockton assumes no liability for personal items brought into the property that are lost, stolen, or damaged. On rare occasions, investment properties are sold and management responsibilities are transferred. Under these and similar circumstances, reservations may be moved to a similar property, if available. Upon arrival please report any damages, shortage of supplies, or housekeeping issues immediately. Inclement Weather Policy
Please be aware of the possible weather and road conditions you may encounter, depending on what time of year you are traveling, as we do not offer refunds due to weather or early departure. Pet-Friendly Policy
Some of our rental units allow for pets. Pets are only allowed in pet-friendly properties. Please keep in mind each rental unit is an individually owned investment property, so please be courteous and treat the unit as you would your own, and make sure your pets do as well. It is expected that you crate your pet during periods when you are not present at the property. This helps to minimize the potential for pet damage. In the event that our staff needs to service your property, it will also protect and ensure the safety of your pet as well as our staff. There is a $100.00 pet fee per pet staying in the rental unit. (2 pet maximum). Minimum Stays
Some seasons will have minimum night requirements depending on availability. In lieu of a normal security deposit, Stockton will apply a damage waiver fee to each reservation. The damage waiver fee covers up to $1500.00 in ACCIDENTAL damages to kitchenware and small household items (i.e. broken coffee pot, broken lamp, broken shower curtain ring, etc.) This fee does not cover intentional or reckless damage, or any damage to furniture and electronics (i.e. damaged television, broken or damaged VCR/DVD, broken bed frame, sofa sleeper, etc.) For unintentional damages beyond $1500.00 and/or intentional or reckless damages, Stockton will charge the credit/debit card of the responsible party on file. The guest whose credit/debit card is used for the initial reservation deposit is considered the responsible party, and all necessary charges concerning said property will be charged to the credit/debit card on file, no matter who in the group caused the damage. Guests also authorize agents to charge any expense relating to the cleaning of the unit beyond a normal clean (i.e. heavy partying, trash, etc.) or theft of any property from the unit, to the responsible party’s credit/debit card. Fees
In addition to your rental charge (base rent), all reservations will be charged a processing fee and applicable taxes. This fee covers the cost of processing the booking and performing the pre-arrival inspection where we check the property for the maintenance problems and verify the property is ready for guest arrival. A cleaning fee will also be added to each reservation.
